Trammell Crow Residential First to Purchase in Former St. Anthony’s Site
369 Residential Units Planned in South Sloan’s Lake Mixed-Use Community

Denver, CO (June 27, 2014) – EFG,-South Sloan’s Lake I, LLC an EnviroFinance® Group company (EFG), has sold 4.4 acres within the 18.5 acre planned redevelopment of the former St. Anthony Central Hospital site to developer Trammell Crow Residential (TCR). The transaction, which closed on June 27th, consists of two full blocks known as Blocks 5 and 6, located in the center of the site.

According to design plans, TCR will construct a 369-unit, four and five-story residential complex across the two blocks and will encompass an existing parking garage for covered resident parking. Construction will commence in July 2014 with first units available for move-in early summer 2015.

“TCR is a strong believer that Denver residents want to live in urban infill neighborhoods with close proximity to the Central Business District, walkable retail, urban park amenities and access to public transit,” said Matthew Schildt of TCR. “The St. Anthony Hospital redevelopment has all these attributes. We believe there’s a trend the City will push to the West. We’re excited to help be part of that process.”

This master-planned community is located in the southern part of the Sloan’s Lake neighborhood, close to downtown Denver, adjacent to the popular Sloan’s Lake Park, an attractive but historically underutilized amenity, with access to RTD light rail and other public transportation.

On Tuesday, EnviroFinance® Group had the official ground breaking that will take the site from demolition to development and begin building the master infrastructure for the community.

There is still opportunity to be involved in this project. The site is made up of seven blocks; two have sold, three are currently under contract and two are still available for townhome and multi-family developments.
