Site/Location: EFG acquired this 2.23 acre office park, in South Pasadena, California, just south of the Arroyo Seco Parkway, comprised of two single-story buildings and one two-story building, totaling about 432,000 square feet of rentable space.
Abatement Considerations: Chlorinated solvent contamination present in the site soil and groundwater.
EFG’s Role: EnviroFinance Group, LLC (EFG) is managing remediation and is preparing the site for sale and redevelopment.
Future Plans: To serve as a planned multi-tenant creative/office use destination. Improvements are being made to the buildings’ interiors and exteriors, as well as the landscaping.
Community Benefit: Rebranded as the “Arroyo Gateway Business Park,” the once-derelict business location, with its convenient central location between Downtown Los Angeles and Pasadena, will cater to a wide variety of creative professional and office users looking to operate in a friendly and less congested market. Tenants benefit from access to bike paths, mass transit and the Arroyo Seco Golf Course. EFG’s Arroyo Gateway Business Park will be a vibrant workplace that complements South Pasadena’s southern gateway.
Current Status: Renovation is expected to be completed in August 2014 and the site is actively marketed for lease.
