President & Chief Credit Officer
Craig J. Carbrey is the co-founder of EnviroFinance Group, LLC and serves as the firm’s president and chief executive officer leading the firm’s credit and risk management initiatives. An industry veteran with more than 30 years of real estate finance experience in both the public and private sectors, Mr. Carbrey has a comprehensive knowledge of all phases of loan structuring and negotiating, credit analysis, packaging, servicing, workout and liquidation.
Mr. Carbrey joined EnviroFinance Group after serving as the chief underwriting manager for the Rural Community Assistance Corporation (RCAC), a nonprofit organization providing training, technical assistance and access to resources for rural communities. Prior to joining RCAC, Mr. Carbrey worked as a principal for a real estate development company where he spearheaded multifamily, industrial office and commercial projects.
Mr. Carbrey brings a rare blend of real estate, business and public entity financial underwriting experience for a diverse array of borrowers. He also has extensive experience with community development financial institutions and community development private equity transactions. Mr. Carbrey has a B.A. in business administration from San Jose State University.
Chief Executive Officer
Mr. Elanjian is responsible for EnviroFinance Group’s overall activities including business development, operations and finance initiatives. He has spent twenty-six years in the financial industry, the last sixteen of which have been devoted exclusively to real estate lending.
Mr. Elanjian has participated in more than 100 mergers, acquisitions, joint ventures and startup transactions ranging in size from $5 million to in excess of $1 billion.
Prior to joining EnviroFinance Group, Mr. Elanjian was a senior vice president at Lehman Brothers’ Mortgage Capital Division working with mortgage origination subsidiaries in a variety of transactional, financial and operational responsibilities.
Mr. Elanjian has also served as managing director and head of the financial advisory practice at Cohane Rafferty Securities, LLC where he advised several of the country's largest banks and mortgage companies in acquisition and divestiture transactions, including Wells Fargo, GMAC Residential Mortgage, J.P. Morgan Chase, Bank of America (Fleet), Southern Pacific Mortgage, the FDIC and National Australia Bank.
Mr. Elanjian earned his Bachelors and Masters Degrees from the Wharton School of the University of Pennsylvania in the fields of Finance and Accounting and is a Certified Public Accountant.
Senior Vice President, Environmental Risk Management
Mr. Morales is responsible for managing all aspects of environmental risk within EFG’s loan portfolio. With more than 20 years of environmental risk experience, Mr. Morales has provided environmental brokerage services for a variety of clients involved with brownfield transactions, including real estate portfolios, superfund sites and the former Department of Defense and Department of Energy sites.
Prior to joining EnviroFinance Group, Mr. Morales was a senior risk analyst for AIG Environmental. His responsibilities included evaluation and underwriting of pollution insurance risks for a variety of national accounts.
In his 20-year career, Mr. Morales’ breadth of expertise includes environmental due diligence to mergers and acquisitions, brownfield redevelopments and government facility transfers. Mr. Morales has a B.S. in chemistry from the University of California at Berkeley.
Vice President, Credit Risk Management
Michael McMullen is responsible for managing all aspects of credit within EFG’s portfolio and has spent his entire career working in the brownfield industry as a lender, developer, broker, underwriter of environmental insurance and an engineering consultant. He has underwritten in excess of $500 million in environmental insurance policies, insuring some of the first and most complex brownfield transactions in the United States.
Prior to joining EnviroFinance Group, Mr. McMullen has served as principal at Renova Partners, vice president of Marsh Risk’s environmental practice and insurance services and product line manager for remediation stop loss for Zurich North America Environmental.
Mr. McMullen has a B.S. in biomedical engineering from Boston University and a master’s degree in environmental engineering from the University of Colorado, Boulder.
Vice President of Finance and Administration
Ms. Fletcher is responsible for finance, accounting and human resource functions at EnviroFinance Group, bringing more than 20-years of corporate and commercial real estate financial experience, including strategic planning and firm development.
Ms. Fletcher spent the majority of her career with McDonald’s Corporation as the regional controller in Kansas City and later, in Sacramento. Her responsibilities included strategic planning, budgeting, income reporting, financial approval of real estate decisions, and valuation of franchise acquisitions and dispositions.
Following her departure from McDonald’s, Ms. Fletcher was CFO at a real estate development firm, where her responsibilities included financing of development projects, cash management, and valuation of real estate interests.
Ms. Fletcher has a B.S. in Finance from Kansas State University and a M.B.A. from the University of Kansas with a concentration in accounting and taxation. She earned her C.P.A. license from the State of Missouri.
